In 2018, the area served as a municipal winter service station used for storing snow removal equipment and road salt. Due to its strategic location directly by the highway, the property possessed great potential for commercial redevelopment. We initiated discussions with local authorities to explore acquisition possibilities. As the property was subject to a public tender, we engaged in dialogue with leading commercial players to assess market interest. Among the potential partners were internationally recognized brands such as Burger King, KFC, and McDonald’s. This early dialogue allowed us to establish a strong tenant foundation even before the acquisition.

Acquisition and Development
Based on the confirmed commercial interest, we assembled a solid consortium of potential tenants and submitted a competitive bid. After a successful tender process, the land was acquired with Burger King secured as the primary end-user. We managed the entire development process, including:

  • Demolition of existing buildings.

  • Environmental remediation and site preparation.

  • Close cooperation with Burger King, KFC, Roll & Eat, and Sunset Boulevard on the redevelopment itself.

Planning and Regulatory Processing
Our team handled all planning and approval processes, including:

  • Preparation of the local urban plan.

  • Coordination with municipal and regional authorities.

  • Compliance with environmental and zoning regulations. This ensured that the area was fully matured for construction and approved for long-term commercial use.

Result
Today, the 17,200 m² area functions as a modern highway service and retail destination, offering high-quality facilities for travelers and creating strong, long-term value for both tenants and stakeholders. The project demonstrates our ability to elevate complex multi-user developments from the initial acquisition to the finished construction.
